Odor Removal Pricing

Professional odor treatment is priced according to how far the odor has spread, the materials affected, and whether the problem is limited to one area or present throughout the property.

Before scheduling, we help determine whether the odor source has been addressed and whether any cleaning, repairs, sealing, or material removal should happen first.

Single-Area Odor Treatment

$399

For one room or one clearly contained area up to approximately 300 square feet.

This option may be appropriate when:

  • The odor is limited to one room or defined area
  • The source has been identified
  • Necessary cleaning or repairs have already been completed
  • The odor has not spread throughout the home

Single-area treatment may not be the right option when an odor is noticeable in multiple rooms, has entered the HVAC system, or affects the overall indoor environment.

Whole-Home Odor Treatment

$995 for homes up to 2,000 square feet

Add $450 for each additional 1,000 square feet

Whole-home treatment is intended for odors that have spread beyond one isolated area or are noticeable throughout the property.

It may be appropriate for:

  • Persistent pet or urine odors
  • Cigarette or tobacco smoke
  • Musty, stale, or closed-up-home odors
  • Vacancy or long-term occupancy odors
  • Odors affecting several rooms
  • Properties where surface cleaning has not solved the problem

The treatment plan is based on the type of odor, the materials involved, and the extent of the affected area.

Heavy Odor or Complex Conditions

Custom quote required

Some properties require more than a standard single-area or whole-home treatment.

A custom assessment may be needed for:

  • Severe or long-term cigarette smoke
  • Widespread pet urine contamination
  • Hoarding or heavy-content conditions
  • Multiple odor sources
  • Odor trapped in damaged building materials
  • Properties requiring more than one treatment visit
  • Situations involving extensive cleanup, repairs, sealing, or material removal

We will explain the recommended order of work and provide pricing before treatment is scheduled.

What May Need to Happen Before Treatment

Professional odor treatment works best after the underlying source has been identified and addressed.

Depending on the situation, this may include:

  • Removing heavily contaminated carpet or padding
  • Cleaning, repairing, sealing, or replacing affected materials
  • Correcting active moisture or ventilation problems
  • Completing smoke, sewage, water-damage, or biological cleanup
  • Removing trash, animal waste, or contaminated contents

Stinkbegone does not perform mold remediation, water mitigation, sewage cleanup, or structural repairs. Those conditions must be handled by the appropriate contractor before odor treatment begins.

Additional Treatment Considerations

HVAC components, furniture, fabrics, or other contents may contribute to the odor in some properties.

We do not advertise these as inexpensive standalone solutions because treating one component will not solve a broader property-wide odor problem. When appropriate, additional treatment may be recommended as part of the overall plan.

Whole-Home Treatment Guarantee

Whole-home treatments are the only standard service eligible for our written odor-removal guarantee.

Eligibility depends on:

  • The odor source being identified
  • Required cleanup, repairs, sealing, or material removal being completed
  • The agreed treatment plan being followed
  • No new contamination occurring after treatment

Guarantee terms and any exclusions are reviewed before the work is scheduled.

Single-area treatments and custom heavy-odor treatments are not automatically covered by the whole-home guarantee.

Frequently Asked Questions About Odor Removal Pricing

How do I know whether I need single-area or whole-home treatment?

Single-area treatment may be appropriate when the odor is clearly limited to one room or contained area. Whole-home treatment may be recommended when the odor is noticeable in several rooms or affects the general indoor environment.

Is the price based only on square footage?

No. Square footage is one factor, but the odor source, affected materials, severity, and extent of contamination also matter.

Can you treat the property before damaged materials are removed?

Sometimes, but heavily contaminated or damaged materials may need to be cleaned, sealed, repaired, or removed first. Treating the odor without addressing the source can lead to poor or temporary results.

Is HVAC treatment included?

HVAC-related treatment may be included or recommended when the system is contributing to the odor or circulating it through the property. It is not automatically necessary in every situation.

Is furniture treatment available?

Furniture or contents may be considered when they are contributing to the odor, but treating furniture alone will not solve a whole-property odor problem.

Do you guarantee every treatment?

No. The written guarantee applies only to eligible whole-home treatments. Single-area and custom treatments are not automatically guaranteed.

Not Sure Which Treatment You Need?

Tell us what the odor smells like, where you notice it, how long it has been present, and what has already been tried.

We will help you understand the likely source, the recommended order of work, and which treatment option makes the most sense.
